Terms and Conditions
These terms and conditions apply to all services provided by UAE Property Wills. By placing an order or creating an account, you agree to these terms. Please read them carefully.
1. Who we are

Andaluma OÜ, trading as UAE Property Wills, is referred to in these terms as "we", "us" or "UAE Property Wills". The client is referred to as "you" or "the client".
2. Our role - what we do and do not do
We are not a law firm. UAE Property Wills provides guidance, preparation, translation and coordination for registering a will with the Dubai International Financial Centre (DIFC) Wills Service for real estate in the United Arab Emirates (UAE). We do not provide legal advice and do not act as lawyers.
What we do:
- Translate your situation and wishes into concrete instructions for the DIFC portal
- Guide you step by step through the registration process
- Inform you about what the DIFC portal requires and how to avoid common pitfalls
- For Tier 2 (Guided Registration): review the portal entries together in a live video session of approximately 40 minutes
- For Tier 3 (Full Service): connect you with a qualified DIFC lawyer who provides the legal expertise, and coordinate your process
What we do not do:
- Provide legal advice about your specific situation
- Draft or sign your will on your behalf
- Make decisions about beneficiaries, executors or distribution for you
- Guarantee the outcome of proceedings at DIFC, Dubai Land Department or other authorities
For substantive legal advice, we refer you to a qualified DIFC lawyer. For Tier 3, we arrange that introduction for you.
3. Who our service is intended for
Our service is intended for:
- Persons aged 18 and over with legal capacity
- Non-Muslims (a DIFC Property Will is reserved by the DIFC for non-Muslims; at registration you declare that you have never been Muslim)
- Owners or co-owners of real estate in the UAE
You confirm these three conditions at your first login to our portal. Incorrect information in this regard may lead to the DIFC refusing to register your will. We are not liable for the consequences of such a refusal.
4. Our service tiers
We offer three service tiers:

Listed prices are indicative and subject to change; the price at the time of purchase is binding for your order.
Additional consultation sessions (15 minutes, € 69) can be booked separately at any time. One session is included with Full Service.
4.1 What the DIFC charges separately
In addition to our guidance fees, you pay the DIFC directly for the actual registration. Indicative amounts:
- AED 7,500 for a single Property Will
- AED 10,000 for a mirror Property Will
- Plus AED 20 processing fee
For Full Service, lawyer fees apply in addition (indicatively AED 6,500 to 8,500), which the lawyer invoices you directly. These amounts are not received or managed by UAE Property Wills.
5. Formation of the agreement
An agreement between you and UAE Property Wills is formed when:
- You place an order via our payment page (Stripe Payment Link or similar);
- Your payment is confirmed; and
- We have created your account and you have received our welcome email.
We reserve the right to refuse an order without giving reasons, for example if we suspect misuse or if the information provided does not meet our eligibility requirements (section 3). In that case, your payment is refunded in full within 14 days.
6. Withdrawal and refund policy
Consumers have a statutory right of withdrawal of 14 days after purchase. Our guidance service is a digital service that we begin delivering in phases at your request:
- Within 14 days, before active guidance work - If you change your mind before we have actively provided guidance (for example, before a live session is booked or before you have entered material in our portal to which we have responded), we refund your guidance fees in full.
- Within 14 days, with guidance work already started - If at the time of purchase you explicitly agreed that we may begin delivery earlier than 14 days, and we have commenced that delivery, refunds are provided pro rata based on the portion not yet delivered. By placing an order and gaining immediate access to the portal, you explicitly consent to this early commencement.
- After 14 days or after completion - Refunds only if we have attributably failed to perform; in that case pro rata or in full as is reasonable.
DIFC registration fees and lawyer fees fall under DIFC and lawyer terms respectively and are not part of our refund policy.
To request a withdrawal or refund, email support@vaetestament.nl. We respond within 5 business days.
7. Your obligations
For a successful DIFC registration, we ask you to:
- Provide complete and accurate information about your personal situation, your UAE property, your beneficiaries, executors and witnesses
- Upload valid documents (passports, title deeds) in a timely manner in the format required by the DIFC (PDF/JPG, A4, max. 20 MB)
- Be available at agreed times for live sessions, intake calls or the DIFC signing appointment
- Inform us of relevant changes during your process (relocation, new passport, change of beneficiaries)
- Keep your account login credentials confidential
Incorrect or incomplete information on your part may lead to delay or refusal of your DIFC registration. We are not liable for the consequences of such delay or refusal.
8. Timelines
We aim to progress your process efficiently, but a number of steps are beyond our control (DIFC availability, lawyer schedules, your own schedule). Indicatively:
- Guidance on our side: days to 1 to 2 weeks for Self-Guided and Guided Registration; 2 to 4 weeks for Full Service including lawyer coordination
- DIFC-dependent timeline: variable, typically an additional 2 to 4 weeks
These timelines are realistic estimates, not guarantees.
9. Intellectual property
Our personal guide, instruction materials, videos, templates and other guidance materials are the intellectual property of UAE Property Wills. You receive a personal, non-transferable right of use for your own DIFC process. You may not copy, redistribute, commercially exploit or use these materials for third parties without our prior written permission.
The data you enter in our portal (your personal and will data) remains your property. See our privacy policy for how we handle this data.
10. Liability
UAE Property Wills endeavours to guide you with due care. However, our liability is limited as described below:
- We are not liable for damage resulting from incorrect or incomplete information provided by you.
- We are not liable for refusal, delay or decisions by the DIFC, Dubai Land Department, ADJD, a DIFC lawyer or other third parties.
- We are not liable for indirect damage, consequential damage, lost profits or non-material damage.
- Our total liability to you is in all cases limited to the amount you have paid us for the relevant service.
- The limitations in this section do not apply in cases of intent or wilful recklessness by UAE Property Wills.
You indemnify us against claims from third parties arising from your own actions or omissions in connection with your DIFC process.
11. Force majeure
We are not liable for delays or failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to: disruptions at our infrastructure providers (Firebase, Cloudflare, Stripe, Brevo), DIFC system interruptions, internet outages, natural disasters, war, civil unrest, or government measures. In such cases, our obligations are suspended for the duration of the force majeure event.
12. Termination
You may cancel your process at any time via support@vaetestament.nl. Refunds are handled in accordance with section 6.
We may terminate our services to you if:
- You seriously or repeatedly breach these terms
- You have provided incorrect information about your eligibility (section 3)
- You misuse our portal or communication channels
In that case, we inform you by email. Services already delivered are not refunded.
13. Confidentiality
We treat your data and the content of your will confidentially. Our staff and any third parties engaged by us (including DIFC lawyers for Tier 3) are bound by the same duty of confidentiality. See also our privacy policy.
14. Changes to these terms
We may update these terms from time to time. For ongoing processes, the version applicable at the time of your purchase applies, unless we explicitly ask for your consent to a new version. Material changes are announced via your portal or by email.
15. Governing law and jurisdiction
This agreement is governed by Estonian law. Disputes that cannot be resolved amicably shall be submitted to the competent court, without prejudice to mandatory provisions that grant you as a consumer access to a different competent court or a different choice of law.
16. Final provisions
If any provision of these terms is found to be invalid or unenforceable, the remainder shall remain in full force and effect. We will replace the invalid provision with a valid provision that approximates the original intent as closely as possible.
